Khandagiri is known for its ancient Jain caves and sits near KIIT's extended campus and several engineering colleges. PG demand comes from students at these institutions and workers at the nearby industrial area. The neighbourhood has an interesting spread of old village character and new student-oriented commercial activity, with low-cost room options and a growing number of eateries and shops.

Jaydev Vihar is a central Bhubaneswar junction connecting the northern IT corridor to the government zone in the south. It has commercial offices, a shopping mall, and easy access to multiple parts of the city via the main arterial roads. PGs here suit professionals working in either the IT parks to the north or government offices to the south who want a mid-city base.

Saheed Nagar is a prime commercial and residential area in central Bhubaneswar, known for its busy market, restaurants, banks, and access to the state secretariat and key government offices. PGs attract government employees, lawyers, and office workers who want an urban, well-serviced neighbourhood. The area has a more mature, established character than the newer IT-corridor areas and offers excellent local amenities.

Chandrasekharpur (often called CSpur) is a planned residential area north of the city centre, close to KIIT, the Infocity IT park, and several hospitals. It has wider roads and more modern network than the old city, with apartment complexes and parks. PGs here are popular with IT professionals and students who want a less congested, better-planned environment than the older central areas.

Rasulgarh is a major junction and transport hub on Bhubaneswar's eastern side, sitting on the road connecting the city to Cuttack and the national highway. It has a busy, commercial, transit-oriented character with bus services, goods traffic, and roadside businesses. PG rooms here are cheap and attract transport workers, traders, and daily commuters travelling between Bhubaneswar and Cuttack who need highway-side convenience.

Old Town is the historic heart of Bhubaneswar, centred around the Lingaraj Temple and hundreds of smaller ancient shrines. The area is dense, traditional, and culturally rich, with narrow lanes and a temple-economy character. PG places are limited and basic, suited to those working in the temple economy, heritage tourism, or the old commercial markets in this part of the city.

Unit 1 is one of Bhubaneswar's original planned residential zones near the state government offices and administrative buildings. It has a mature, established character with government quarters, tree-lined roads, and local markets. PGs draw government employees and office workers who appreciate the calm, central location and easy access to the secretariat. Rents are moderate and the neighbourhood has a settled, low-density feel.
