Civil Lines is Kanpur's administrative and commercial core, home to government offices, the district court, and upscale shops along the Mall Road. It draws working professionals and law students. PGs here are pricier than the city average but offer central access to banks, hospitals, and public transport. The area has a relatively orderly layout compared to Kanpur's congested inner neighbourhoods.

Arya Nagar is a dense, mixed-use neighbourhood near Swaroop Nagar and the Phool Bagh area. Coaching institutes for UPSC, SSC, and banking exams are clustered here, a magnet for exam aspirants from smaller towns in UP and Bihar. PGs are basic and low-cost, typically offering shared rooms with meals. The neighbourhood has a strong student community, and evening chai stalls double as informal study-group meeting points.

Kakadeo is a well-developed residential area in south Kanpur, close to IIT Kanpur and Kanpur University campus. It has wide roads, parks, and a selection of housing from government quarters to private apartments. PG demand comes from IIT students, university scholars, and professionals at nearby offices. Rents are mid-range by Kanpur standards. The area also hosts branches of national banks and coaching centres along its main road, giving it a self-sufficient feel.

Kalyanpur is the closest major residential area to IIT Kanpur, and most of its PG market suits IIT students and researchers. The area has grown rapidly with hostels, tiffin services, and stationery shops supporting the campus community. Rents are higher than the Kanpur average but low compared to IIT-adjacent areas in other cities. Auto-rickshaws to the IIT gate are constant, and several student-run start-up offices operate from rooms here.

Rawatpur sits between Kanpur's industrial belt and the IIT Kanpur campus, attracting both factory workers and students. It's more cheap than Kalyanpur, with basic PGs and room rentals common. The rail overbridge connects it to Govind Nagar and the wider city, though traffic congestion at the crossing can be a daily annoyance. A weekly haat market and several local dhabas keep living costs low for budget-conscious residents.

Nawabganj is a commercial and wholesale market area in central Kanpur, busy with textile and grain trading. PGs here are basic and serve market workers and small-business employees. The area is loud and congested during business hours but has excellent bus transit access to the rest of the city. Several old havelis have been converted into multi-tenant rooms, and street food spots (from samosas to chaat) are no shortage of along the main bazaar lanes.

Tilak Nagar is a middle-class residential colony in Kanpur with local schools, clinics, and neighbourhood markets. It attracts working professionals and students who want reasonably priced accommodation in a reasonably quiet setting. Auto rides to the city centre take about 20 minutes, so it's a practical base for those who don't need to live centrally. Parks and a community hall give the colony a family-friendly atmosphere rarely found in Kanpur's more commercial areas.

Shastri Nagar is a settled residential area with wide internal roads and closeness to Kanpur's main hospitals and the GSVM Medical College. Medical students and hospital staff make up a large share of PG tenants. The area has a stable, residential character with good local markets for daily needs. Pharmacies, diagnostic labs, and medical-supply shops cluster along the main road, making the area especially convenient for healthcare professionals.
